It’s a Crazy Real Estate Market!

TRUE STORY! Within hours on the market, the sellers received multiple offers. Accepted offer above list price (check). Inspections negotiated (check). Appraisal received, price – no problem, repairs – another story. Older home and to finance the sellers have to fix some things and they do. But, do you know how busy contractors are these days?

We get through that hurdle and must now wait for approval from USDA. We are down to the wire to close or extend for the second time. Bam! Approval! Yay! Moving forward. Closing day! No kidding closing docs are exchanged under an umbrella because the bottom fell out of the sky at that moment.

Did I paint the picture well? Real Estate is a series of up and down motions (and emotions) during the course. And this is a typical today. To have a transaction proceed without incident is rare.

But, at the end of the day, these sellers met their goal of selling their rental home at a profit. And the buyer…single mom with 2 children starting their future in one of the best cities in Middle TN – White House. I am blessed to have participated in this adventure! Thank you Kim & Randy for allowing that! I would do it again, and again, and again!

When Is It A Good Time To Rent? NOT Now! | Keeping Current Matters

People often ask whether or not now is a good time to buy a home. No one ever asks when a good time to rent is. However, we want to make certain that everyone understands that today is NOT a good time to rent.

The Census Bureau recently released their third quarter median rent numbers. Here is a graph showing rent increases from 1988 until today:

A recent Wall Street Journal article reports that rents rose “faster last year than at any time since 2007, a boon for landlords but one that has stoked concerns about housing affordability for renters.”

 The article also cited results from a recent Reis Inc report which revealed that average effective rents rose 4.6% in 2015, the biggest gain since before the recession. Over the past 15 years, rents have risen at a rate of 2.7% annually.

Where are rents headed?

Jonathan Smoke, Chief Economist at realtor.com recently warned that:

“Low rental vacancies and a lack of new rental construction are pushing up rents, and we expect that they’ll outpace home price appreciation in the year ahead.” 

Bottom Line

According to the WSJ article:

“In general, the higher rents go, the more difficult it will be for young people to save for down payments, making them likely to rent even longer.”

The Impact of Rising Prices on Home Appraisals | Keeping Current Matters

The fact that residential home prices are increasing substantially in most regions of the country is music to the ears of homeowners. However, if you are in the process of selling your home, make sure you realize the major challenge a hot real estate market creates.

Each house must be sold twice; once to a buyer and a second time to an appraiser who represents the bank that will grant the purchaser a mortgage to buy the home (unless it is an “all cash” purchase). In a real market with escalating prices, the second sale may be the more difficult. And a recent survey by Quicken Loans reveals that the gap between what a homeowner believes is the value of their home compared to an appraiser is widening.

This could lead to an increase in the percentage of real estate transactions being challenged by a ‘short’ appraisal (where the appraiser value is less than the contracted price of the home).

Bottom Line

Whether you are a buyer or a seller, you must be prepared for this possibility as it may result in a renegotiation of the price of the home.

A lot of people are downsizing these days, whether by choice or necessity, having a smaller space presents        decorating and design challenges, about which misconceptions abound.  Here are tips to make the most of your small space:

1. Sharp, bright colors work best in smaller spaces with plenty of negative space between.

2. Use splashes of color in unexpected places like the insides of bookcases, windowsills and radiators.

3. If you have a studio apartment (meaning just one room), use screens, hanging fabric, even detached hanging windows to break up the space.

4. Use a trunk for an end table, putting your sweaters inside. Buy furniture, such as ottomans and tables, that have storage inside.

5. Use sheer window coverings to let in the light.

6. Let your space reflect who you are, and visitors won’t even notice the size.
